Building regulations drawings
Building regulations are about how a building is constructed, not whether it should exist. This is the technical stage that follows planning, and it is what a builder actually prices and builds from.
Free to start. No obligation. No drawings needed.
What a building regulations set covers
- Construction build-ups for walls, floors and roof, including insulation
- Structural elements, coordinated with a structural engineer's design
- Drainage, including connections and any build-over considerations
- Ventilation, heating and energy requirements
- Fire safety, escape routes and alarm provision
How approval works
Approval is obtained either through a full plans submission to a building control body before work starts, or through a building notice with inspection during the work. Your designer will explain which suits your project.
Building control inspects at key stages and issues a completion certificate at the end. Keep that certificate - it is asked for when you sell.
Who this is for
- Homeowners with planning permission who need the technical stage
- People whose project is permitted development and still needs building regulations approval
- Anyone whose builder has asked for construction drawings and specifications
Typical process
- Scope and fee agreed in writing before the technical stage begins.
- Technical drawings and specifications prepared.
- Structural design coordinated where it is needed.
- Submission to your chosen building control body and response to their comments.
Important things to be aware of
- Building regulations approval is separate from planning permission; one does not imply the other.
- Building control fees are charged by the building control body and are separate from design fees.
- Structural engineering is coordinated with the technical drawings. Structural calculations are included in the Planning & Technical Design and Planning to Tender packages; work beyond the agreed package scope is quoted separately.
Frequently asked questions
- Do I need building regulations approval if my project is permitted development?
- Yes. Permitted development removes the need for planning permission in that case; the building regulations requirements still apply to the construction.
- Can my builder handle this?
- Some builders arrange a building notice for simpler work. For extensions, a drawn and specified set gives you a more accurate price and a clearer record of what was agreed.
- When should this stage start?
- Usually after planning is resolved, so the technical work is based on the approved scheme rather than one that may change.
