Questions homeowners ask us most often, answered plainly. Where an answer depends on your property, we say so rather than guessing.
The free planning check
- Do I need to know exactly what I want?
- No. Tell us what you would like to change, whether that is a bigger kitchen, an extra bedroom or a better layout. We can discuss where to start. If you need a separate design study to compare options, we’ll explain the scope and cost first.
- Does the free check confirm what I can build?
- No. It is an initial screen of the planning information available for your property. What you can build depends on the property, the proposal and the local planning position, all of which need professional review.
- What happens after I submit the check?
- We receive your enquiry and review it. You can ask for a free 15–20 minute call, or ask to be followed up by email instead.
- Does it cost anything?
- No. The check and the 15–20 minute call are free and there is no obligation. Paid work only starts after you accept a written quote.
Planning permission
- Do all extensions need planning permission?
- No. Some work falls under permitted development, which allows certain alterations without a full planning application, subject to limits and conditions. Those rights can be removed or restricted, for example by an Article 4 direction or a planning condition on a newer property.
- How long does a planning decision take?
- Local planning authorities aim to decide most householder applications within eight weeks of validation, though validation itself takes time and extensions of time are common. Your authority publishes its own performance information.
- Can you guarantee my application will be approved?
- No, and you should be cautious of anyone who does. Decisions rest with the local planning authority. We prepare and present a proposal as clearly and accurately as we can.
Working with UKP&D
- Which areas do you cover?
- We work with homeowners in Hampshire, Surrey and Berkshire. If your property is outside this area, send us the location and we’ll confirm whether we can help.
- Who does the design work?
- Your appointed designer develops the design and makes the professional recommendations. We coordinate the agreed work and keep you updated.
- Will I need a survey?
- We review the information available and explain whether further measurements are needed. A measured site survey is included in our Planning & Technical Design and Planning to Tender packages.
- How much does your service cost?
- Design & Planning starts from £1,095. Planning & Technical Design starts from £2,295 total, and Planning to Tender starts from £3,195 total. Your written quote confirms the agreed work, exclusions, revisions and payment stages. Council and Building Control fees are separate. VAT is not added.
- What happens to the information I submit?
- It is used to provide your check and respond to your enquiry. Your check and any files you share later are private and are not published or indexed by search engines.
