These terms cover use of the UK Planning & Design website and the free planning check. Paid work is governed by the separate written quote and terms you accept before work begins.

General information only

The content on this website describes how the planning system in England generally works. It is not advice on any specific property or proposal, and it should not be relied on as a substitute for professional review of your own circumstances.

The free planning check

  • It is an initial screen of information available about your property.
  • It does not confirm what you can build, and it is not a planning decision or a professional opinion.
  • Where no record is found, that is not confirmation that no restriction exists. Published records can be incomplete or out of date.
  • We do not predict whether an application will be approved. Decisions rest with the local planning authority.

Enquiries and quotes

Submitting a check is an enquiry. It does not create a contract and it does not guarantee that we can take your project on. If we can help, we set out the scope, fees, exclusions and programme in a written quote. Work begins once you accept that quote and the agreed payment is made.

Private areas of this site are for the invited customer and authorised UKP&D team members only. Please keep your access details secure and only upload material you are entitled to share.
